How Technology Levels The Playing Field For Independents

Linchris Hotel Corporation first started introducing Duetto to its portfolio of properties in 2021. For its executive leadership team, choosing the right technology to optimize revenue was vital. Officers of the company are partners in more than 75% of the hotels managed by Linchris, which enables the company to offer an owner/operator approach to its hotel management services.

“Within Linchris, owners are at the forefront of the decisions as far as technology goes. We look at not only the return on investment, but also if the technology will assist us in being more efficient,” said John P Argonish, Senior Vice President of Sales & Marketing, Linchris Hotel Corporation.

“The right technology can really help in making it more of an even playing field. It allows the independent properties to compete with the big brands as they use similar technology,” added Jenna M Bergamino, Corporate Director of Revenue Management, Linchris Hotel Corporation.

Owner/Operator Management

Linchris works with a wide variety of hotel types across the US, from urban hotels to waterfront resorts, independent names, and big brands. The company’s portfolio includes properties in California, Florida, New York, Massachusetts, Arizona, New Hampshire, and more, and includes the Hotel Tybee, GA, Inn at Middletown, CT, and the recently acquired Anchor In Hotel in Hyannis, MA.

Each property under the Linchris management umbrella benefits from a comprehensive management system that includes a careful analysis of each hotel's financial goals as well as its systems and controls, and a detailed revenue-maximizing marketing plan.

“For Linchris, we are owner/operators which makes us more effective because we are the decision-makers and we intimately know the operations of each property due to our business model,” explained Argonish.

How Has Duetto Helped?

Over the past 12 months, Linchris hotels running revenue on Duetto have seen consistent year-on-year growth in rates as well as helping the revenue team work more effectively using yielding rules and room type differentials based on seasonality.

“Duetto has assisted in making us more efficient, optimizing rates by room type and inventory available,” said Bergamino.

“Duetto has been a valuable partner and game changer in assisting our revenue management team. It has systematically improved our efficiency in optimizing rate and demand. It has helped our revenue managers understand future demand patterns and allowed us to drive rate by room types, allowing us to adjust pricing strategies accordingly,” Argonish added.

Looking ahead, Bergamino is confident that higher average daily rates (ADR) are here to stay, due to the growth in the leisure market and inflation.

“We are also starting to see some association and group business come back and look forward to even more growth in those segments. We are also focusing on ways to grow hotel revenues as a whole across all profit centers within the hotel and working towards revenue management strategies for those other revenue sources within our hotels,” Bergamino said.
